So if I grow ryegrass it'll be fine during the summer periods? Not sure about UBC or SFU having soil tests but I'll bring it to my garden centre to find out.

Rye grass seeds germinate faster but most ryegrass types seem more prone to fungus during wet/humid months. I had mostly ryegrass before and replaced it with tall fescue / bluegrass mix because of fungus problem. Maybe you can also ask your garden center since they know better about what works locally.
